DID YOUR HOME LISTING EXPIRE?
DO YOU WANT IT SOLD? |
|
A home listing that doesn't sell creates a great deal of stress, inconvenience and anxiety. We understand these frustrations that many home sellers face.
Perhaps you bought another home. Or, maybe you need to sell due to a job relocation. Whatever the reason, your home not selling can certainly be a huge burden, emotionally and financially.
What Do You Do Next?
First, take a step back to assess the situation objectively. Try to determine the factors that led to your home not selling. Below are the top reasons why homes linger on the market without a sale.
THE RIGHT AGENT & PLAN
How was your home being marketed?
Did you hear from your agent on a weekly basis?
Were you informed of new neighborhood activity and market changes periodically?
Was the agent passionate about selling your home?
Did you have a fair number of Buyers and Agents through your home?
After showings, did you receive useful feedback?
If you answered NO to a few of these questions...you probably need a new agent and a new plan.
PRICING
When the property was listed, did you have a fair number of qualified buyers and agents through your home?
Did you hire the Realtor who suggested the highest listing price instead of the agent with the best marketing plan and skills?
Was the home priced competitively from the beginning, based on the comparative market sales and active listings in the area?
By pricing your home above comparable homes in the area, your price might actually be driving Buyers to buy the home down the street instead of yours. Also, thinking that you can start out higher and come down slowly in price, will keep you from capitalizing on the intitial rush of buyers. It's important to price it right from the beginning to achieve maximum results.
CONDITION
You only have a few seconds to make a great first impression on Buyers and Agents.
Cosmetics, such as paint, landscaping, flooring, should be in good shape. The home needs to be spotless inside and out. No scuff marks on walls, no toys in the front yard, get rid of the dust on those light fixtures and vents....
In order to appeal to the masses, the home needs to be de-personalized, clutter free and move-in condition.
A few of the major turnoffs of today's Buyers include: pet odors, clutter, dingy kitchens and bathrooms.
As your local Realtor Team, we are available to answer any questions you have about packaging your home to get it SOLD!
