Was the home priced competitively from the beginning, based on the comparative market sales and active listings in the area?

By pricing your home above comparable homes in the area, your price might actually be driving Buyers to buy the home down the street instead of yours.  Also, thinking that you can start out higher and come down slowly in price, will keep you from capitalizing on the intitial rush of buyers.  It's important to price it right from the beginning to achieve maximum results.

Cosmetics, such as paint, landscaping, flooring, should be in good shape.  The home needs to be spotless inside and out.  No scuff marks on walls, no toys in the front yard, get rid of the dust on those light fixtures and vents....

In order to appeal to the masses, the home needs to be de-personalized, clutter free and move-in condition.

A few of the major turnoffs of today's Buyers include: pet odors, clutter, dingy kitchens and bathrooms.
